Following the completion of a 3-parcel, $4.8 Million land acquisition for a new CVS/Pharmacy development at the base of Bridge Street in Lowell’s Centerville Neighborhood district in 2008, Berenson Browne turned their attention to a vacant parcel at the signalized intersection of West Sixth and Bridge Street. When researching the property’s history, Hank Blake learned that owner and local Dunkin Donuts franchisee Adie Conway, Inc. had purchased the parcel 10 years prior with the intentions of building a prototypical free-standing Dunkin Donuts with a drive thru. After a decade of push back from the City and Neighborhood Group, the original proposal along with other co-tenanted proposals unfortunately never came to fruition.


That knowledge coupled with the relationships Berenson Browne had fostered with the City of Lowell and the Centerville Neighborhood group. Hank approached the landlord with a concept that would pave the way for a new Dunkin Donuts and also overcome the previous opposition experienced from the City and the Neighborhood Group. The concept was to construct a 2 tenant retail building housing a Financial Institution with a drive-thru with and a walk-in Dunkin Donuts. Shortly thereafter, Hank procured a deal with Digital Credit Union for a full-service 5,000 SF bank branch and saw the project through various permitting hurdles such as a rezoning and special permit for the bank’s drive-thru.


The building itself will be unique in that the interior space will be integrated to share clientele during joint hours of operation. DCU will have an Internet cafe where customers can sit with their DD coffee and enjoy free WiFi. Both DCU and Dunkin Donuts are confident that this co-tenancy will be add significant value to their respective businesses. Project is currently under construction and tenants will open for business in 2012.
